Boston Financial Properties Win Two AHTCC Edson Awards

Boston Financial is excited to announce that two of our properties have been awarded 2025 Recognition of Housing Tax Credit Excellence Awards by the Affordable Housing Tax Credit Coalition (AHTCC).
“The Low-Income Housing Tax Credit is the most powerful tool we have for addressing the growing housing affordability crisis and was recently expanded to meet our nation’s growing need. This year’s recipients showcase some of the best of what the Housing Credit can do, more of which will now be possible,” said AHTCC Chief Executive Officer Emily Cadik. “Congratulations to these outstanding properties and organizations that are addressing the nation’s housing crisis and creating opportunities for residents.”

Tivoli Place in New Orleans, Louisiana won the 2025 Recognition of Housing Tax Credit Excellence in the HUD Preservation category.
Tivoli Place is a transformative project that revitalized a historic 8-story building in the heart of New Orleans into 163 high-quality, affordable homes for seniors, including several homes set aside as permanent supportive housing for special needs households. 154 of the homes are reserved for residents at 50 percent of area median income (AMI), one home at 30 percent of AMI, and eight homes at 20 percent of AMI. These final eight affordable homes are intended to serve some of the community’s most vulnerable populations, including elderly individuals, persons with disabilities, single parents, veterans, victims of domestic violence, and those struggling with homelessness. Residents will have on-site access to preventive health care screenings, exercise classes, mentoring programs, transportation, disability counseling, and other social programs. The development includes the restoration of a fresco mural by artist Conrad Albrizio, artwork previously thought to be destroyed by Hurricane Katrina.
The historic rehabilitation was financed through a blend of federal Low-Income Housing Tax Credits, Section 48 energy credits, and both Federal and State Historic Tax Credits.
The development represents the efforts of Lincoln Avenue Communities, Boston Financial, and Capital One to preserve, improve, and increase affordable housing opportunities in New Orleans, Louisiana.

Tawi Kaan Apartments is a 42-home new construction project located in Cortez, CO intended to serve the local Ute Mountain Ute Tribe, providing permanent supportive housing for homeless or formerly homeless families. Tawi Kaan, which is a Ute word for “our home,” was built in direct collaboration with the Ute Mountain Ute Tribe. All of the homes are supported by a project-based State of Colorado subsidy administered by the Colorado Department of Local Affairs. The three-story garden style residential building provides 14 one-bedroom, 14 two-bedroom and 14 three-bedroom homes. All 42 homes are restricted to 30 percent of area median income (AMI), with preference for Ute community members.
BlueLine Development and its local nonprofit partner, The Piñon Project, assembled a supportive services team that provides services geared both towards a general homeless population and towards the local Native American population that makes up many the region’s residents. The Ute Mountain Ute Tribe is providing a full-time tribal liaison who will help build connections between Native American residents at the property and the local tribe.
